Letting property to us is game changing as the problems involved with some tenants on Assured Shorthold Tenancy Agreements are eradicated. This is because our guests are just guests and our accommodation is not their primary principal residence, and therefore all occupiers of the property fall outside the Housing Act and simply put, cannot ‘outstay their welcome’.
Here are the most common queries we receive from Letting Agents:
Our business development team work extremely hard to build relationships with local companies so they know they have another option over hotels for their visiting employees and clients. These guests might be on a training course, have a work contract in the area, or any other reason why people normally stay in hotels. We also welcome bookings from relocation agencies, people who are moving house who may need somewhere temporary between houses, and occasional leisure guests.
Because the accommodation is not our guest’s primary principal residence the right to rent checks do not apply. However, we do thoroughly vet our guests with the following procedures:
- Upon booking guests must sign very our strict terms and conditions
- Guests must send us a scan of their passports or other government identification
- Upon check in our ‘meet and greet’ representative asks guests to show their ID to our team before handing over any keys
- We install CCTV into the entrance hall so we can monitor guests
No, because it falls outside of the Housing Act. However, although we are not legally obliged, we do employ HMO health and safety safeguards for the wellbeing of the guests such as PAT testing, smoke alarms, carbon monoxide alarms, and various risk assessments to include how to escape in the event of a fire.
Our aim is to have long term corporate bookings of several months at a time and being Leeds, this is not hard to achieve. We do however sometimes accept short stays of a few days or more to ‘fill in’ the gaps between these long bookings.
Our guests choose to stay with us because unlike a hotel, guests have more flexibility and overall, it is cheaper. They can save money by cooking in the fully equipped kitchens (or eat out if they choose), eat in a dining area, work at a desk, relax in a sitting room and sleep in a separate bedroom.

First, our vetting process means that we would have weeded out any trouble makers so the event of us needing to evict guests is extremely unlikely. Unlike some horror stories involving AST tenants who are subject to Section 21, if we do, for any reason need to evict a guest we have every right to get them to leave immediately; so, as they would have signed our carefully crafted terms and conditions which means they cannot assume AST status. If they do not leave on our instruction, we have every right to get the police or bailiffs involved as appropriate.
We normally work with your company let agreement, although some clauses may need to be tweaked or permission sought from the landlord. The contract will be signed by the Managing Director of Hano Property Ltd.
Contrary to belief, serviced accommodation does not only work for city centre apartments. It also works with most types of property including 2 bed terraces on the edge of town, semis in suburbia and large detached houses with several bedrooms in the countryside. You name it, we will apply our strict due diligence to analyse and if it does not work for our corporate market, we may well know another investor or tenant it does work for.
They will need to have buildings insurance and confirmation that it covers short term stays.
If a landlord already has a buy to let mortgage, they need to phone up their provider and ask if they will be covered for short term lets. Generally, this is not a problem with most mortgage lenders.
